Comprehensive Plan Amendment Discussion

The property was listed as Institutional in the 2030 Comprehensive Plan since the former city hall was located there.  The 2030 Plan contemplated that the site would be redeveloped and should have reflected the land use in the surrounding area.

Rezoning Considerations

The City Council may grant a zoning ordinance amendment when it finds that one or more of the following criteria exists:

1. The original zoning ordinance is in error.

2. Significant changes in goals in community goals and policies have taken place.

3. Significant changes in city-wide or neighborhood development patterns have occurred.

4. The comprehensive plan requires another provision.

The property is properly zoned as B3 but is not properly guided.  The guided should be changed to reflect the guiding of the surrounding area which is Commercial.
