Discussion:
The city council has previously approved the plat for the first and second additions. Since all of the lots work together with the infrastructure, WSB has combined this into one plat. This will allow the EDA to begin the process of selling the parcels to the prospective purchasers including Doggie Doos, Shak LLC (residential treatment facility run by Northstar), Trident Development (housing) and Opus (business park).
The plat will be followed by the recordation of easements for trails and sidewalks, There will be one outlot that will remain in the EDA's name and once the area develops, could contain additional landscaping and a sign. This is the site of the former Gopher State Truck Stop.
Park dedication will be paid at the closings for each site or at building permit for the residential site (based on units).
There are limited conditions for this Final Plat since the city has constructed all of the necessary improvements and has coordinated all of the utility locations and installations.
