| | | | | | | | Subject: Final Plat of Gateway South Second Addition | | |
| | | | | | | | Policy/Action Requested: Duke Realty Corporation is requesting that the City Council approve their request for Final Plat of Gateway South Second Addition. | | |
| | | | | | | | Recommendation: Approve Resolution No. 7850, a resolution approving the Final Plat of Gateway South Second Addition, and move its adoption. | | |
| | | | | | | | Discussion: Duke Realty Corporation has made application for Final Plat approval of Gateway South Second Addition, a plat proposing one industrial lot along Fourth Avenue and Sarazin Street.
The subject property is approximately 25 acres in size, and recently was graded for future industrial use development. Duke constructed a building on Lot 1, Block1, Gateway South First Addition, and now are proposing construction of a building on Outlot A, Gateway South First Addition. There is one building proposed on the new Lot 1, Block 1, Gateway South Second Addition, along with a new Outlot A for the storm pond along Shenandoah Road and Hwy. 101.
The first phase will comprise of a 203,000 sq. ft. spec. bldg., with a future expansion proposed at 231,000 square feet. In addition to this building is a recently approved storage area for semi-trailers. On March 9, 2017, the Board of Adjustment and Appeals approved a Conditional Use Permit for the exterior storage use, with conditions. This storage area will be created after the initial phase of building is constructed. Additionally, Duke is requesting a vacation of easement for Outlot A of Gateway South First Addition, which the Council will also take action on March 21, 2017. The building would be a pre-cast panel construction, approx. 39 feet tall. The proposed project appears to generally comply with City Code design standards. Staff will conduct a thorough review of the building permit once submitted, and specific design details will be reviewed for compliance with the City Code Design Standards at that time, should this project be approved.
Planning staff did receive comments from several reviewing agencies. Comments from these reviewing agencies are included in the list of draft conditions of approval.
Often, Final Plats are consent items. However, due to the Public Hearing for the Vacation of Public Drainage & Utility Easement of Outlot A, Gateway South First Addition, the Council cannot take action on the Plat request until after they consider the Vacation request. One comment of the Vacation request that is worth referencing is that the property owner shall retain previous recorded easements (Document No. T156013, T237567, T239264, and T173273 and amended per Document No. T2419880).
