Staff Recommendation
Staff recommends the City Council approved Resolution No. R2019-083, a resolution approving the Preliminary and Final Plat of Canterbury Park Ninth Addition, with conditions, and move its adoption.
Planning Commission Recommendation
The Planning Commission reviewed this application on July 11, 2019, and by a 6-0 vote, recommended that the City Council approve the plat, subject to compliance with the conditions noted in the resolution.

| | | | | | | | Discussion:
Canterbury Development, LLC has made application for approval of the Preliminary Plat of Canterbury Park 9th Addition. The subject property is approximately 27.3 acres, and is located located north of Eagle Creek Blvd., South of Shenandoah Drive and West of Vierling Drive @ 12th Avenue East.
Attached to this report is the applicant’s concept plan for this development, which conceptually shows development of two commercial lots. Additional commercial and residential development would be considered in future plat applications. The project also includes the dedication of new public right-of-way (Schenian Street) that would run approx. thru the middle of the plat, connecting Eagle Creek Blvd. and Shenandoah Drive. The proposed lots are in compliance with the Subdivision and Zoning regulations of the City Code. Should this application be approved, the applicant will be submitting a Planned Unit Development (PUD) Amendment for the specific proposed use(s) of this property for the Council’s consideration.
Several review agencies (City Engineering, SPUC, and CenterPoint Energy have provided comments, which have been incorporated into the draft resolution.
