| | | | | | | | Subject: Final Plat of Canterbury Park Tenth Addition | | |
| | | | | | | | Policy/Action Requested: Approve Resolution No. R2019-131, a resolution approving the final plat of Canterbury Park Tenth Addition, and move its adoption. | | |
| | | | | | | | Recommendation: Staff recommends the City Council approve the action requested. | | |
| | | | | | | | Discussion: Doran Canterbury II, LLC has made application for Final Plat of Canterbury Park Tenth Addition. The subject property is approximately 24 acres, and is located North of Eagle Creek Blvd./Hauer Trail, and South & West of Shenandoah Drive.
The property is guided as Entertainment District, and is zoned Major Recreation (MR) Zone, and is presently included in the Canterbury Park Planned Unit Development (PUD). The proposal would incorporate the 2nd phase of the Doran Companies multi-family residential development. The first phase was platted as Lot 1 of Canterbury Park Seventh Addition, with this parcel outlotted as Outlot D.
This application includes Lot 1 of the Seventh Addition as there is a slight adjustment to the property line between Lot 1 and Outlot D to accommodate setbacks of structures and amenities between the two apartment buildings and clubhouse structure. This Tenth Addition plat generally complies with the approved Preliminary Plat and ensures compliance with City Code requirements; therefore, staff is supportive of this plat application. Staff, the applicant and outside agencies have spent considerable time reviewing and discussing this submittal. Several review agencies have provided comments that have been incorporated into the draft plat resolution. The applicant has also submitted for PUD Amendment approval, which requires action from the City Council prior to the Council taking action on this plat application (they will also take action on the PUD Amendment at their December 17, 2019 meeting).
