Subject:
Planned Unit Development Amendment to Stagecoach PUD regarding deck setbacks from stormwater basins.
Policy/Action Requested:
Adopt Ordinance No. O2019-019
Recommendation:
The Planning Commission recommended approval of the proposed amendment by a vote of 5-0.
Discussion:

Dan Brown and Steve Soltau, representing Builders Lot Group, have applied for a Planned Unit Development amendment to the Stagecoach PUD to reduce the setback for decks from stormwater basins to 20' where the current requirement is 30' for structural posts and 28' for cantilevers. The Stagecoach subdivision has smaller lots and stormwater basins are in the rear yards of several lots. For lots not adjacent to stormwater basins, the rear setback for a deck is 20'.

Twenty-two of the 59 lots in the Stagecoach plat are impacted by stormwater basin setbacks . The applicant is proposing to reduce the basin setback for decks to 20' on all lots adjacent to basins. PUD Amendments involving less than 10% of a development may be approved by just the Planning Commission. Amendments involving more than 10% require review by the Planning Commission and City Council. At the December 5th, Planning Commission meeting, the commission recommended the addition of ordinance language to allow a deck cantilever to have a setback of 18', which is included in the attached ordinance amendment.
