|
| | | | | | | | Subject: PUBLIC HEARING: Preliminary Plat of Hentges Industrial Park |
| | | | | | | | Policy/Action Requested: Recommend approval of the Preliminary Plat of Hentges Industrial Park, with conditions as noted in the draft Resolution. |
| | | | | | | | Recommendation: Approve action requested. |
| | | | | | | | Discussion: Cretex Industrial Park, LLC has submitted an application for Preliminary Plat of property in Cretex Industrial Park 1st Addition and Howe 1st Addition, located east of 70th Street and south & west of Stagecoach Road.
Cretex Industrial Park, LLC is proposing a redevelopment of this heavy industry zoned property that requires a new plat submittal.
The site consists of approx. 80 acres, and once platted, would provide 5 lots, a new Hentges Way public right-of-way, and a reconstructed Stagecoach Road with an extensive roundabout. Lot 2 would be a 39-acre site for a 500,000 square foot industrial building (Southwest Logistics Center), and Lot 5 would be a reconfigured lot for Gavilon Fertilzer, LLC, with the remaining lots available for industrial development opportunities. Additionally, there will be a new section of 70th Street public right-of-way/public street.
There has been significant review of this project, including submittal and approval of an EAW (Environmental Assessment Worksheet) in February, 2021. This plat project initially started last summer, and was further reviewed by the Commission last December (Public Hearing was continued to March 4, 2021). The concept before the Commission now is quite a bit different than previous iterations, and all parties involved feel this is a development that meets their approval. A site has been created that meets the criteria for the Southwest Logistics Center, Gavilon Fertilizer, LLC has provided additional land to allow for the new Stagecoach Road roundabout to meet all agencies requirements; and in trade they are provided land in exchange that can be utilized in their future expansion opportunities, and there is a new public road and Outlots that comply with City Code design standards. Should the Planning Commission recommend approval, conditions have been incorporated into the draft Resolution to ensure compliance with all City and utility requirements.
