John Mesenbrink, Mesenbrink Construction has applied to rezone the properties at 7380 and 7480 County Road 101 from B-1, Highway Business to I-2, Heavy Industry.
The applicant recently rezoned 7300 County Road 101 (the adjacent parcel to the west of 7380) from B-1 to I-2 to allow for the construction of a multi-tenant industrial building. Mr. Mesenbrink now intends to rezone the final remaining Highway Business (B-1) zoned properties in this area. All of the surrounding properties are zoned I-2 and guided Industrial by the 2040 Comprehensive Plan.
Cargo Van Go intends to continue to operate on the site as they do today, which is allowed by State Statute and City Code. The applicant intends to remove two accessory buildings and construct a multi-tenant industrial building west of the existing Ace Trailer main building.
Since these properties and the surrounding area is guided Industrial by the 2040 Comprehensive Plan and all surrounding parcels are zoned I-2, staff recommends approval of the rezoning request.
