Discussion:
Background
Following the adoption of the 2040 Comprehensive Plan, parcels from time-to-time will need to rezoned to be consistent with the land use plan. The city has previously approved a 2040 Comprehensive Plan amendment to change the land use of the parcel in this action to mixed residential, which matches the properties to the south.
The city of Shakopee has submitted an application to rezone property located at Vierling Drive West and Lincoln Street (PID: 27-473003-0) from High Density Residential Zone (R-4) to Multiple Family Residential District (R-3). This change would reduce the allowed maximum density and remain in conformance with the 2040 Comprehensive Plan, as was amended.
This property is currently owned by the EDA and is under contract to a developer for a townhome project.
Planning Commission Review
At their regularly scheduled planning commission meeting on April 8, 2021, the Planning Commission voted unanimously to recommend approval of Ordinance O2021-011 Rezoning PID: 27-473003-0 from High Density Residential Zone (R-4) to Multiple Family Residential District (R-3).
Next Steps
If the City Council approves the request to rezone the property the zoning map will be updated to reflect the change.
