John Rask of M/I Homes has applied for the final plat of Valley Crest First Addition to final plat 71 of the 175 lots approved by the Valley Crest Preliminary Plat (see applicant narrative and attached plans).

The City Council approved the preliminary plat and PUD of Valley Crest on April 20, 2021. Since April 20, M/I Homes has purchased the property and has started site grading. The Valley Crest PUD consists of three different house styles, Villas, Carriage houses and single-family houses. All three of the unit styles are detached single-family residences and are being developed as part of this plat, mostly on the eastern side of the development, near County Road 83. 

The first phase consists of 14 Villa lots, 23 Carriage lots, 25 single-family lots and outlot areas for open space. The applicant is proposing to dedicate 4 of the 5 open space outlots with this plat. A condition of the preliminary plat / PUD is that all of the open space outlots be deeded to the city with the first phase of development, which is included as a condition in the draft resolution. The lot layout of the developed areas complies with the design of the preliminary plat, so staff is recommending approval of the proposed final plat.
