| | | | | | | | Discussion: D.R. Horton, Inc. - Minnesota has made application for Final Plat of Windermere South 6th Addition. The subject property is approximately 14 acres, and is located north of CSAH 78 and west of Zumbro Avenue.
The applicant has proposed a final plat that would consist of 43 single-family residential lots. The proposed lots would be accessible off a new right-in/right-out onto CSAH 78 (Aquarius Avenue) and to Zumbro Avenue via Arcadia Street. The development is well within the requirements of the single-family residential guiding and the R-1B zoning. This subdivision will look generally similar to the other D.R. Horton projects in this area (house designs, setbacks, etc.). This subdivision was part of the approved Preliminary Plat of Windermere South 5th Addition.
There is the Shakopee Public Utilities water tank site to the north of this development, with a significant landscape buffer proposed in the rear yards of those lots adjacent to the tank site and those lots adjacent to CSAH 78.
City departments, Scott County, SPU and other outside agencies were given the opportunity to review and provide comments regarding this application. City Engineering, Scott County, and SPUC support the request, provided the proposed plat complies with the conditions noted in their memos (attached to this report).
