Discussion:
The EDA has taken over the commercial portion of River City Centre. We are currently dealing with ongoing deferred maintenance issues and utility layout issues.
RSP Architects and Kraus-Anderson have worked together on the initial design concepts that the EDA has reviewed and approved. This will update and resolve exterior issues, including leaking storefronts and water infiltration from storms. The designs include the following:
- Dropping the sills and installing new bulkheads
- Painting of the bay windows
- New storefronts front and back
- New metal awnings
- New signage panel areas on front and back
- Landscaping improvements at the western driveway
- Landscaping improvements along CH 101
- New street lighting in the landscaping areas to light the northern public parking lot
- New street lights
- New street trees in Silva Cells for assistance with stormwater management
- New landscaping and benches at the Lewis Street plaza intersection
We are now asking to move the project forward to final design documents and bidding. Final bids will be brought back to the EDA for approval. Kraus-Anderson will be bidding out each section of work and coordinating all construction. Their proposed fees and consultants are:
Architectural RSP $ 115,000
Civil SEH $ 24,600
Landscaping Confluence $ 52,500
Structural ERA $ 15,000
Electrical Dunham $ 15,000
Reimbursables $ 9,000
Kraus-Anderson will be managing the project for the EDA and will be providing pricing and alternatives throughout the design process.
All final costs will be brought back to the EDA for award.
Kraus-Anderson anticipates bidding the project in late winter and starting construction in spring with a four-moth construction period.
