Discussion:
The city has interviewed Construction Managers to act as the city's agent for several projects. RJM is under contract for SandVenture, Kraus Anderson for River City Centre, and we are proposing using Loeffler for the Schroeder House.
They have experience completing historic renovations including the James J. Hill House, former home of the St. Paul railway titan, listed on the National Register of Historic Places, and now owned by the Minnesota Historical Society. Loeffler was responsible for updated its systems. Loeffler also has extensive experience in renovating and reusing buildings. Its largest project has been the transformation of International Market Square, a 1905 structure originally built for Northwestern Knitting. The building is now used as the International Market Square for Design and was upgraded by Loeffler including new restrooms, floors and exterior improvements.
Loeffler will work with the design team and provide estimates throughout the process. They will bid the project for the city and bring the bids back to the city council for approval. They will act as the city's agent on site and will serve as the project manager, overseeing all of the construction.
