Discussion:
Doggie Doos will be relocating from their existing location at 321 West First Avenue to a new building that they will be constructing at the entrance to the West Shakopee Gateway.
This area was originally acquired by the City/EDA from MNDOT. The Engineering Department has completed installation of utilities to the area and will be brining forward a proposal for construction of the road in the next several months.
Doggie Doos is purchasing approximately two acres for $50,000. This site is a very long and narrow parcel separated from the rest of the properties by a perpetual access agreement to the existing shopping centers. Doggie Doos has designed its 10,000 square foot building and outdoor play areas to conform to the shape of the property. The city will also an infiltration basin at the front of their property.
Doggie Doos was originally slated to purchase a property on First Avenue that was found to be archeologically impacted. The purchase price for that site was also $50,000 and was previously approved by the EDA.
As part of this sale, Doggie Doos will be waiving any rights to relocation costs associated with the EDA's acquisition of the property where they are currently a tenant. Also, the EDA will be acquiring that property on April 1, 2018 from the current owner. Under a separate item on this agenda, the EDA will enter into a short term lease that matches their current rent of $4,000 per month with $3,000 of that as base rent and $1,000 for property taxes. As part of the lease, Doggie Doos will be responsible for all maintenance and repairs and will also name the EDA and the city as additional insured on their insurance policies.
It is expected that Doggie Doos will vacate the current location once the new building is constructed in late summer or early fall. They are in final design stages and should begin construction as soon as the frost breaks.
They expect to expend approximately $1 million on their new building and will be expanding services. They have previously received approvals from the Board of Adjustment for the use at the new location.
