Discussion:
As part of the West End Study, it was recommended that a mixed use development be created on this thirty plus acre site. Staff presented layout concepts several months ago and the Board recommended that this site be used for housing because of access and views across the valley and it would also be adjacent to existing housing stock. There is now a larger buffer because of the regional storm water pond to the rear. There is already a platted city-owned park parcel adjacent to it that will be developed into a neighborhood park from Park Dedication fees generated by projects in this development.
The second addition of this plat will be going through a zoning process to create a PUD that will allow for the mix of business park, residential and potentially additional business park use or commercial use on Lot 1, Block 2 of the first addition.
The City Council will still need to approve that rezoning and the city will need to complete the road construction to allow access to this site. Adequate utilities are already in place.
The closing will not take place until the plans are approved.
