| | | | | | | | Subject: Preliminary Plat of J AND J MINNEAPOLIS at 3750 4th Avenue East | | |
| | | | | | | | Policy/Action Requested:
Adopt Resolution R2023-071, approving the Preliminary Plat of J AND J MINNEAPOLIS.
| | | | | | | | Recommendation: The Planning Commission reviewed this item at their June 8, 2023 meeting, and by a 7-0 vote, recommended to the City Council approval of this plat application. | | |
| | | | | | | | Discussion: J & J Minneapolis, LLC, property owner and applicant, has submitted an application for Preliminary Plat of J AND J MINNEAPOLIS, located north and west of Canterbury Road and Unbridled Avenue.
J & J Minneapolis, LLC, are proposing a reconfiguration of existing properties located within Opus MVW & Opus MVW 2nd Addition into two new parcels that will be used for new industrial construction. The property totals approx. 43 acres, with 33 acres for the parcel where the existing SanMar building is located, with the 2nd (presently vacant) property to be approx. 10 acres. The property is zoned Light Industry (I-1) and guided Industrial. The property owner’s consultant has shared a concept plan for the new building and it appears to comply with the I-1 Zone design standards, so staff is not anticipating any issues with construction once this property has been Final Platted and recorded.
The applicant’s narrative is attached to this report, along with their Preliminary and Final Plat drawings, which the City Council will review at a future meeting.
Staff have reviewed this application and should the City Council approve the request, conditions have been incorporated into the Resolution to ensure compliance with all City and utility requirements.
