This Overlay allows for flexibility in signage and hours of operation for the amphitheater and the areas largely south that will be built out over the next several years with complimentary and supportive uses that could include restaurants, multifamily, retail, plazas, and other smaller entertainment venues.

Parking for the district has already been accommodated in the large parking scheme so the intent is to make this a more urban area for nightlife and entertainment.
