Discussion:
Axel Ohman, the masonry contractor for SandVenture, has either completed or will complete more than $284,000 of work at SandVenture.
The previous construction manager approved work on site that has been completed. These changes were not approved by the city, however, the work is completed and has been reviewed by the new construction manager, Kraus Anderson, and approved as completed. The city is responsible for payment and the contractor will also be completing the above grade work. KA priced out using another contractor for the above grade work and Axel was still substantially less.
The change orders are as follows:
Winter Conditions $100,479
The contractor has provided a discount on this work. The foundations were installed during the coldest period of the winter. They have been inspected and work was properly completed and documented. They did not need to be installed at that time but the construction manager moved forward with the work even though the new block had not been ordered yet.
Design Changes $ 15,832
Changes made to the structural design after original bid
Installation of the Insulated Block $101,823
The contractor had originally bid to install only grey concrete block. The block is now integral color on the pool portion and a two piece insulated system.
Below Design Grade Changes $ 28,346
Changes made to the structural design after original bid
Value Engineering Impacts $ 37,526
While more than $1,000,000 was removed from the overall costs and an additional $300,000 was engineered out, there were changes made to the foundation design.
Total $284,006
