John Mesenbrink, representing Vitaliy Tereshkov of Universal Stone, Inc., has applied for the preliminary and final plat of Universal Business Center.
The proposed plat of Universal Business Center combines two lots within the Stagecoach Business Center plat to allow for the construction of a new 50,800 square-foot building for Universal Stone. Universal Stone is currently located southwest of the City of Shakopee in Louisville Township and intends to relocate to Shakopee.
This request requires a new preliminary plat because the original plat of Stagecoach Business Center did not contemplate the plat as two lots with a larger stormwater retention area on the northernmost lot (Dahlen Sign Company). The applicant has proposed vacating drainage and utility easements dedicated by the Stagecoach Business Center plat and dedicating new drainage and utility easements to accommodate the revised design. Access to this site would be from Stagecoach Road and the cul-de-sac adjacent to CSAH 101.
Draft Conditions of Approval:
- Payment of Park Dedication Fees in accordance with the current fee schedule at the time of recording of the plat.
- Trees must be replaced on the site in accordance with the Woodland Management Regulations in City Code. Landscaping on the site must comply with City Code requirements.
- Building materials of the building must meet City Code requirements.
- The applicant must comply with the Engineering Memorandum dated 5/31/18
- The applicant must comply with Shakopee Public Utilities Memo dated 5/18/18
- The applicant must comply with MnDOT Memorandum dated 5/31/18
- Payment of all pending assessments on property must be paid prior to recording of the plat.
- If there is an access to the cul-de-sac north of this plat, the driveway must be at least 24', or be signed as a one-way drive aisle with appropriate signage. Access to the cul-de-sac must be approved by MnDOT and Scott County.
- Maximum impervious surface on both lots must not exceed 75%
- If the shape and size of Lot 1 is revised to meet Shakopee Public Utilities requirements, the lot must be at least 1-acre in size to comply with City Code.
